      自2000 年以来,为维持我国经济高速增长,房地产改革拉开帷幕。在此大背景下我国房价上涨幅度逐渐增大,为研究房价上涨的影响因素,选取国家统计局2000-2015 年间相关数据,采用计量经济学的研究分析方法,运用最小二乘法、WD 检验、BG 检验、WHITE 检验、ARCH 检验等计量方法,对国内生产总值,居民消费价格指数,年末总人口,房地产开发企业竣工房屋造价,房地产开发企业土地购置费用,房地产开发企业竣工房屋面积六个变量因素对住宅商品房平均销售价格的影响程度进行了研究分析。经过逐步分析法得出,房价的影响因素主要跟国内生产总值和年末总人口之间存在显著的线性关系。就此结论进行分析并给出了一些建议。
英文摘要:
      Since 2000, the real estate reform has begun to maintain the rapid economic growth of our country. Under the big background of our country house price rises gradually increase, to study the influence factors of rising house prices, selecting the national bureau of statistics data from 2000 to 2015, using econometric analysis method, using the least square method, WD, BG test, inspection, WHITE ARCH inspection measurement method, the gross domestic product, the consumer price index, at the end of the total population, real estate development enterprises completed building cost, real estate development enterprise land acquisition costs, real estate development enterprises completed building area six variables the influence degree of factors on the residential commodity house average sales price are analyzed. Through the gradual analysis, the influence factors of the housing price mainly have a significant linear relationship with the gross domestic product and the total population before the end of the year. The conclusion is analyzed and some Suggestions are given.
