      为探究轨道交通沿线居住地价的空间形态,更好地把握微观视角下地价分布的差异性特征。采用合肥市居住用地的交易地价数据,基于ArcGIS软件,构建居住地价的可视化模型,并针对轨道交通1号线沿线的居住地价空间格局进行表面和剖面分析。研究显示:①轨道交通沿线居住地价水平因空间区位的不同而有所差异,总体表现为一环以内>二环以外>一二环之间的分布格局,而居住配套的完善度直接关联于地价水平的高低;②自北向南,轨道交通沿线的居住地价先升后降,并分别在大东门站、高王站出现地价的峰值和谷值,具有显著的空间分异和空间变异特征;③受人口分布、设施配套等因素的影响,典型轨道交通站点周边地价的空间特征虽各有新异,但均呈现出空间梯度分布的圈层特征,同时轨道站点对居住地价的影响在1000m范围内更为明显。
英文摘要:
      In order to explore the spatial form of residential land price along the rail transit, and better grasp the difference characteristics of land price distribution from the micro perspective. Based on ArcGIS software, residential land transaction price data of Hefei was used to constructs a visual model of residential land price, and analyzes the spatial pattern of residential land price along Rail Transit Line 1.The results show that: 1) the level of residential land price along the rail transit varies with the spatial location, and the overall distribution pattern is within the first ring road > outside the Second Ring Road > between the first and second ring roads, and the perfection degree of residential supporting facilities is directly related to the level of land price; 2)from north to south, the residential land price along the rail transit first rises and then falls, and appears in Dadongmen station and Gaowang station respectively The peak value and valley value of the price have significant spatial differentiation and spatial variation characteristics; 3) affected by population distribution, facilities and other factors, the spatial characteristics of land price around typical rail transit stations are different, but they all show the circle characteristics of spatial gradient distribution. At the same time, the influence of rail stations on residential land price is more obvious in the range of 1000m.
