以合肥市中心城区1496个用地单元为研究对象,运用定量指标法和空间计量分析法,揭示合肥市中心城区低效用地空间特征及其影响因素,并提出低效用地再开发策略。结果表明:(1)合肥市中心城区低效用地整体上呈现中-低-高圈层分布、多节点面状集聚的空间格局,不同类型低效用地空间分布差异性显著。(2)社会经济、自然环境和用地属性特征等对低效用地形成存在相关性,其中社会经济是低效用地形成的主导因素,地理位置、交通可达性、用地兼容性以及中心辐射范围等对低效用地形成有显著影响,土地权属、基础设施完备度以及用地经营状况等发挥关键性作用。(3)应通过全面体检评估、土地产权改革、缩减用地体量、整合用地布局以及功能置换等措施引导低效用地再开发。研究结果可为合肥市城市更新实践提供指导。 |

Taking 1496 land use units in Hefei"s central urban area as the research object, this study employs quantitative index methods and spatial econometric analysis to reveal the spatial characteristics and influencing factors of urban inefficient land, and proposes redevelopment strategies. The results show that: (1) Inefficient land in Hefei"s central urban area generally exhibits a spatial pattern of mid-low-high zonal distribution with multi-core planar agglomeration, and significant differences exist in the spatial distribution of different types of inefficient land use. (2) Socio-economic, natural environmental, and characteristics of land attribute factors are correlated with the formation of inefficient land, among which socio-economic factors are the dominant drivers. Geographical location, traffic accessibility, land compatibility, and central radiation scope have significant impacts, while land ownership, infrastructure completeness, and land operation status play key roles. (3) Strategies for guiding inefficient land redevelopment include comprehensive health assessment, land property rights reform, land scale reduction, spatial layout integration, and functional replacement.SThe findings provide practical guidance for urban renewal in Hefei. |
