      随着我国工业化进程的迅速发展,经济技术开发区部分工业用地逐渐呈现低效利用状态,亟需进行土地再开发和空间效能提升等优化策略。文章以合肥经济技术开发区南区为研究对象,通过构建了包括用地集约、生产效益、区位情况、创新驱动、生态友好等多维度的低效工业用地评价指标体系,并利用层次分析法和熵值法确定了指标权重。采用ESDA探索性空间数据分析和线性加权法对合肥经开南区工业用地进行评价和分类。结合评价模型对经开南区提出具有针对性的工业用地利用效率提升建议,期望这些建议能为合肥经开南区工业用地的提质增效和可持续发展提供参考。
英文摘要:
      With the rapid advancement of industrialization in China, many economic and technological development zones are facing challenges related to the inefficient use of industrial land. It is imperative to improve land use efficiency through redevelopment and spatial optimization. This paper constructs a multidimensional evaluation index system for inefficient industrial land, covering aspects such as land intensiveness, production efficiency, location conditions, innovation-driven factors, and eco-friendliness. The index weights are determined using the Analytic Hierarchy Process (AHP) and the entropy method. Using Hefei Economic and Technological Development Zone South District as a case study, the evaluation and classification of industrial land were conducted using Exploratory Spatial Data Analysis (ESDA) and linear weighting methods. Based on this research framework, a series of recommendations for improving industrial land use efficiency were proposed. The findings not only provide guidance for Hefei Economic and Technological Development Zone South District but also offer reference for enhancing the quality and efficiency of industrial land use and promoting sustainable development in other regions.
